Access Statement For Wisteria Cottage B&B


• We are located on the slopes of Hardown Hill, above The Marshwood Vale, on Taylors Lane, (connecting with Pitmans Lane), Morcombelake.

How to Get Here:
• Arriving By car: Turn off A.35 at Morcombelake, direction Whitchurch Canonicorum. After approximately 450 metres, take the turning on right, signposted Taylors Lane, up a single track lane. Continue up to top of hill. Wisteria Cottage is on the left hand side with a black gabled porch.
• By Train / Bus : Axminster Railway Station is 15 minutes drive and the Bus 31 leaves hourly from here at 7 minutes past the hour, arriving at “The Ship” at Morcombelake at 45 minutes past the hour. From the bus stop take the lane signposted Whitchurch Canonicorum and take the first right and immediately left up Pitmans Lane. Continue walking for 250 m and take first left into Taylors Lane. Wisteria Cottage is the first house as you descend the lane on the right hand side. We can also pick you up from the station, given prior notice.

Arrival & Car Parking Facilities
• There is a single car parking space adjacent to the house on a gravel surface.
Wisteria Cottage is adjacent to the lane, at a lower level of approximately one and a half metres. There is provision for another car 60 metres further up the lane. Parking is on an inclined gravel space in front of our garage.
If you are arriving after dark then security lights will illuminate the parking space and steps down to the cottage, but not by the garage further up the hill. You are therefore advised to stop outside the house and unload your luggage before proceeding on to park.

• Access to the house from the lane is via three steps 22cm high down to the entrance door. There is also access via a metal gate to the garden terrace, 60cm wide in front of the car parking space. This leads on to a concrete sloping path 55 cm wide, turning sharply left down to the paved terrace. The path continues keeping to the left and around a wall to the front door. The approximate total distance from gate to door via this approach is 30 metres.

• The village pub in Whitchurch Canonicorum is less than five minutes drive or 15 minutes walk downhill and 20-25 minutes uphill, depending on fitness levels. The towns of Lyme Regis and Bridport are 15 minutes drive away, or can be reached by the 31 Bus.

Main Entrance & Reception
• There is a threshold lip of 10cm over the front door, which opens inwards to the right and a radiator is positioned to the left. Access width is 70cm.
• Upon entry there is a carpeted hallway 3 ½ x 1½ metres. Immediately to the right of the door is the staircase to the bedrooms. This ascends three stairs, 70cm width, 25cm deep and 20cm in height. There is a wooden banister on the left. The stairs then turn left through two stairs and then continue for a further six stairs to the landing with a round wooden stair-rail to the right.
• Landing is 88cm width with ceiling height sloping from 220cm on left to 155cm on right as you turn left from the top of the stairs.

Public Areas – General (Internal)
• There is no guest lounge available.
• Small corridor to the ground floor breakfast room, 100cm wide.
• Corridors have a good colour contrast and are well lit.
• Covering on all guest areas is short pile carpet.
• We are unable to take pets due to the presence of two elderly cats at the house

Public Areas – WC

• Bedrooms are on suite. There is also a WC opposite the breakfast room.

Breakfast Room
• Breakfast is served in our dining room on the ground floor. There are no steps.
• Furniture is flexible and can be moved on request.
• The single breakfast table has an underspace of 60cm high x 90cm width x height of 76cm (legs on each corner). There are chairs with arms and without which can be moved to accommodate.
• Menus are discussed with guests on an individual basis the evening before
• There is no piped music in the B&B, however the owner often likes to make breakfast along with classical music played at a low level.

• Nearest shop is Morcombelake Post Office, 6 minutes drive away. Open Mon, Tues, Thurs, Friday 9 – 5.30, Wednesday and Saturday 9-1pm, closed Sunday. Small supermarket and newsagents in Charmouth, ten minutes drive away.

• There are two bedrooms, both located on the first floor.

Twin Bedded Room
• Single beds. En – suite with shower and WC.
• Bedroom located at top of stairs to the immediate right.
• Door widths are 70cm (main) and 60cm (to shower/ WC).
• Beds are 48cm high
• Width of total bed space between wall and chest of drawers is 125cm for left sided bed and 117cm for right sided, (This includes space taken up by bed).
• Free space clear of beds is 420cm (max) x 100cm
• Furniture is fixed position, due to size of room and location of furniture.
• Upright chair (no arms), Chest of drawers (3 long, 2 sub divided), plus small built – in wardrobe with cabinet above provided.
• Double aspect views to garden and across the valley below.
• Lighting is good and dimmable with two bedside lamps in addition to the ceiling light
• Good contrast in decor
• Central heating controlled with individual thermostat.
• Extra blankets and portable sealed electric radiator available.
• Beverage making facilities, reading & writing material, text TV, clock / alarm radio and hairdryer provided.

En – Suite
• Door width 60cm opening inwards to the right.
• Free floor space clear of door is 40 x 50 cm
• The shower cubicle to the right hand side has a step of 24cm.
• Wall mounted shower attachment with adjustable temperature and shower nozzle.
• The washbasin has a shallow curve and is 80cm high with clear underspace.
• The toilet has a right hand flush with available free space of 60 x 50cm. The toilet is 41cm high.
• Bathroom furniture is steel and glass with good levels of lighting above washbasin and ceiling (both dimmable).
• Mirror above washbasin and shaver point 115/240v
• Electric fan heater, (switch is on wall by beverage making facilities).

Double Bedded Room
• En – suite with shower and WC.
• Bedroom located 4m along landing from stairs on right hand side.
• Door widths are 40cm (main) and 45cm (to WC).
• Width of total space between bed and walls is 60cm for left sided bed and 50cm for right sided.
• Bed is 50cm high.
• There is 2.3 m free space ahead of bed, which narrows into shower / vanity basin area and a maximum of 3m across front of bed, wall to wall.
• Furniture is fixed position, due to size of room and location of furniture.
• No chair, two bedside cabinets with three drawers and bedside lamp plus small built – in wardrobe with storage space above and double door cabinet below vanity unit provided.
• Spectacular views across the valley below.
• Good contrast in decor
• Lighting is good and dimmable.
• Central heating radiator, controlled with individual thermostat.

En Suite WC
• Door opens outwards to the right to a width of 45cm.
• The toilet has a right hand flush with available free space in front of 50 x 50cm.

• Good levels of light with magnificent views across the valley – a loo with a view!

Grounds and Gardens
• An enclosed terraced and flower bed garden with further lawned garden positioned on an uphill slope is available for our guest’s enjoyment. Garden benches in both
• Table and chairs with cushions available for guests use on terrace
• National Trust owned Hardown Hill. Footpath to hilltop (10-15 minutes) through woods onto wild heathland with expansive views starts 100m from property

Additional Information

• We are unable to accommodate pets or Assistance dogs due to the presence of our elderly, totally deaf and timid cats.
• The house is totally non -smoking. Smoking is permitted outside on the terrace or in the garden
• We can larder small items in our refrigerator on request.
• Torches are available to borrow
• Emergency egress on the ground floor can be made through the front door, kitchen French doors, or via the bay windows in the breakfast room (70cm above floor level and 40cm wide).
• Emergency 1st floor exit is via owner’s bedroom, through bathroom window onto pitched slate roof and thence onto lane, (110cm drop). Second exit via double windows onto flat roof space above kitchen, (height to window sill 110cm, width of exit 85cm)
